Following are the services I perform for each home buyer I work with. Items with a “*” are part of the Quality Service Guarantee I give to each client.
* Conduct a counseling and information session to identify your needs and goals and to plan a property search.
I will educate you as thoroughly as possible on the real estate process in North and South Carolina, and on the Charlotte area and real estate market. To begin this, I will ask you questions designed to help me understand your knowledge, experience and concerns, then determine with you what areas of information will best help you to be fully prepared. I will then work to provide you with the best information possible in each area, including area tours as warranted to help you evaluate potential locations.
* Offer to arrange a pre-approval meeting with one or more lenders to determine affordability range and improve negotiating position at the point of offer.
The mortgage industry is very complex and constantly changing. I have a small list of high-integrity lenders whose representatives are committed to the same standards of competency and service that I embrace. It is absolutely critical that we have a clear understanding of your financial ability, and that you are comfortable that your purchase will meet your own budgetary goals. A pre-approval is also mandatory to present the best possible situation to the seller who receives your offer. If you have a lender whom you prefer to work with, I will be happy to work hand-in-hand with that lender to make sure your transaction goes smoothly.
* Commit to priority availability for meeting your needs and schedule for property research and showings.
As a consultant and broker working with many clients at any time, managing schedules requires constant communication and understanding. I will work with you to make sure your needs are met, and make sure that you are never without competent representation at any step through our journey together.
* Working with you as a team, complete a thorough market search to identify all properties consistent with your needs and price range.
I will work with you in the manner that most suits your needs to identify all potential properties that fit your requirements and provide you all the information available on each property so that you can evaluate which properties deserve our time for an on-site showing. As collaborators, we will be confident that we have identified the best possible properties before we decide which to see and which to purchase.
* Prepare a written Comparative Market Analysis for you prior to you making an offer.
My analyses for you on your intended purchase will include not only a well-researched CMA but also other analyses if appropriate, depending on your specific objective in the contemplated purchase. For instance, we may consider absorption rate analysis if the neighborhood we are interested in is sharply rising or falling in value, or we may consider investment analysis if your plans include the use of the property as an investment, or if your stay in the property is expected to be short-term.
* Obtain and review with you the seller’s written property history and disclosure statement.
We will review any and all disclosures provided by the seller to make sure we know as much as possible about the property, and recognize any conditions that may affect your enjoyment of the home and the current and future value of the home.
* Prepare a written offer to purchase on the property of your choice reflecting your price and terms, and provide counsel and negotiating assistance on all offers to purchase.
I will assist you with devising offer terms that meet your needs and give you the most flexibility in negotiations with the seller should that be necessary. I will craft a cover letter for your offer to present and explain the offer fully to the seller, and will personally present your offer if that is warranted. I will work with you personally throughout the negotiating process to help you make negotiating choices you are satisfied with, and to strive to reach a deal that each party is happy with.
* Recommend professional building and termite/pest inspections and review findings and remedies with you, and recommend other professional experts and service providers as appropriate to the property and your specific concerns.
As with lenders, I maintain a list of professionals who have provided exemplary service to my past clients in various areas of expertise applicable to residential property purchases. If necessary, I will research the reputation of providers that I have not worked with, based on recommendations from my colleagues and ratings from various consumer rating services, to provide you with a choice of highly-rated vendors. Further, I will attend all inspections with you and review the inspection reports with you to assure you have a clear understand of any findings, and to help you formulate any necessary negotiation with the seller based on the inspections.
I will personally prepare for you any required repair request to your complete satisfaction, present it to the seller, and work with you to satisfy any ensuing negotiations.
* Monitor and communicate the status and satisfaction of contract contingencies.
Besides inspections and repairs, most purchase contracts have financing and appraisal contingencies, and a number of important dates, some of which must be met exactly. I and my staff will monitor all contract contingencies and make sure everything possible is done to complete all contingencies on time and in a satisfactory manner.
* Accompany you on walk-through property inspection before closing, if provided for in the contract.
A final walk-through inspection prior to closing is a standard part of all our residential contracts. At this inspection, we make sure that the seller has left the house in a satisfactory condition as agreed upon in the contract. Since this inspection often has to occur just before the closing, I stay in close touch with the sellers or their agent to insure that there are no surprises at the walk-through.
* Attend the closing.
Except for a family or personal emergency, I will always attend your closing. If for any reason I cannot, I will have another highly qualified agent, suitably briefed on your transaction, attend to make sure your interests are fully protected.
* Contact you after the closing to assure the satisfactory completion of all service details.
